Frequently Asked Questions

Understanding property surveys, valuations and specialist reports can feel overwhelming, so we have brought together answers to the questions we are asked most often.

Frequently Asked Questions

What type of survey do I need for my property?

The right survey depends on the age, style, condition and complexity of the property you are buying. Modern homes in reasonable condition usually require a Level 2 Home Survey, while older, altered or more complex buildings benefit from a Level 3 Building Survey. A Level 1 Survey is suitable for newer properties that appear to be in good order. We are always happy to advise based on the specific property and your level of confidence as a buyer.

Most inspections take between one and three hours depending on the size and complexity of the property. After the visit, the report is written up with care and detail. Valuations are typically turned around quickly, whereas Level 2 and Level 3 surveys may take a few extra days due to the depth of reporting involved. We provide clear timescales at the point of instruction and keep clients updated throughout.

Yes. We actively encourage clients to speak with the surveyor after reading their report. This allows you to ask questions, gain clarity on any issues identified and discuss possible next steps. Many clients find this follow up discussion invaluable, especially when navigating negotiations or budgeting for future repairs.

Level 1, Level 2 and Level 3 Building Surveys do not include a valuation as standard, but one can be arranged if required. We will always explain the difference between condition surveys and valuation reports, so you receive the service most appropriate for your needs.

A survey covers all accessible areas that can be inspected without causing damage. If something is concealed behind finishes, furniture or fitted elements, this may not be visible. However, surveyors are skilled at recognising the signs of underlying issues and will highlight potential risks or recommend further investigation where appropriate. The report will always be transparent about limitations and likely implications.

Yes. Many buyers choose to renegotiate after receiving their survey if issues or repair costs are identified. A survey provides independent evidence that can support these discussions and help you make a more informed decision. While renegotiation is not guaranteed, clear information often strengthens your position and avoids unexpected future expenses.

Yes. All valuations are carried out by RICS Registered Valuers and follow Red Book standards, meaning they meet the professional requirements of solicitors, housing associations and HMRC. Our valuations are fully recognised for legal, tax and shared ownership purposes.

We typically require the property address, access details, any estate agent or vendor contact information, and confirmation of the service you require. For valuations, it can also be helpful to know if the property has been extended, significantly altered or if any specific purpose applies, such as Help to Buy, probate or taxation. We handle the rest and will contact the relevant parties to arrange access.

If the report highlights major concerns, we provide clear advice on the nature of the issue, the likely implications and recommended next steps. This may include obtaining specialist reports, budgeting for repairs or reconsidering the purchase. Our role is to help you understand the severity of the findings so you can make a confident and well informed decision.

Fees vary depending on the type of service, the size and complexity of the property and the location. Level 1 surveys, Level 2 surveys, Level 3 Building Surveys and specialist reports are all priced differently because of the time, detail and expertise involved. We provide clear fixed quotations with no hidden costs, and our fees always reflect the professional care, independence and detail required by RICS standards.

We undertake Commercial Building Surveys on a wide range of properties, including offices, retail units, industrial premises, warehouses, mixed-use buildings and leisure facilities. Each survey is tailored to the property’s age, construction, condition and intended use, providing practical advice relevant to your requirements.

A Commercial Building Survey is recommended before purchasing, leasing or investing in a commercial property. It helps identify existing defects, potential repair costs and future maintenance obligations, allowing buyers, landlords and tenants to make informed decisions and negotiate terms where appropriate.
